New build process
STEP ONE – CONTACT US
What we do:
We will encourage you to make an appointment to visit our Selection Centre when you contact us either by phone or email. In our Selection Centre we have most standard products on display for you to look at, along with all of our floor plans.
We can guide you through our designs and work with you to find the perfect fit for you. We can provide an initial quotation based on your requirements.
What you do:
Provide your ideas, needs and wants so we can find the perfect fit home for you. If you already have a block of land, please bring land details with you. Ask to visit one of our homes under construction.
STEP TWO – LET’S PLAN
What we do:
Once you’ve decided on a Steplen Home, we will work with you to make the process as easy and as enjoyable as we can. After all, we’ve already done the hard work for you. At this point we will provide you with a quotation and a preliminary floor plan, based on your requests.
All of our build contracts are fixed priced, meaning there are no surprise hidden costs, we include it all in our itemised quotation. The only time you will pay more than your build contract price, is if you deviate from our standard inclusions.
What you do:
Should you choose to sign a build contract with Steplen Homes, you will be required to make an initial payment** in order for us to commence preparation of the contract documentation. Provide your finance pre-approval to us.
** Fees paid are non-refundable
STEP THREE – TIME TO SIGN
What we do:
Now that we’ve agreed on initial pricing and you’ve paid the initial payment, it’s time for us to prepare the contract documents.
*Any changes after the build contact has been signed, will incur additional charges by way of a variation.
We will arrange an appointment for you to carry out your selections in our Selection Centre. Once your selections are finalised and signed off, we will provide additional costings, if applicable, in order to include all items in the Master Builders Association Contract.
What you do:
Sign off on your plans and selections prior to signing your build contract. Pay your deposit payment. Provide proof of ownership of land. Provide financial Approval documentation.
STEP FOUR – SUBMIT TO COUNCIL
What we do:
We will organise all documentation required to submit to Council for Development Approval, keeping you informed along the way.
Once all documentation has been gathered, your application will be submitted to Council.
What you do:
Allow 4-6 weeks for us to gather all documentation required to submit to Council.
All up to 12 weeks for Development Approval.
STEP FIVE – LET’S BUILD
What we do:
Once your new home construction begins, we will provide weekly updates on the progress of your home, by way of an email, phone call or face to face. If changes or additions are requested during the build, by you, we will provide a variation for you to sign off on.
We will arrange site visits for you, so you can see the progress of your build.
What you do:
Please contact us by email if you wish to request any changes or additions to your build. A variation will then be created which you will need to sign off on. If the variation is not signed, your request may not be actioned.
Attend site visits to see the progress of your home. Authorise progress payments and ensure these are paid within 14 days.
Any works that you wish to have carried out that are not part of the contract, must be organised for after handover.
STEP SIX – MOVE IN DAY
What we do:
Once your home is complete, we will organise a Practical Completion Inspection (PCI) with you, where the final invoice will be presented. Once all outstanding payments are received, we will organise a handover date. * Generally 14 days after PCI.
At handover you will be presented with all warranties, manuals and certificates of compliance and will be guided on the use of your appliances.
What you do:
Attend your PCI appointment. Organise house insurance after PCI has been completed. Authorise final payments. Attend your handover day.
Move into your new home!
